A deposit is the moment you commit. Run through this checklist first — it takes little time and can save you a great deal of trouble.

1. Who owns it?

Ask for the title documents and confirm the holder’s name. Better still, have a lawyer do an official search.

2. Does the seller have the right to sell?

Check the seller’s identity, and if it is a company or an agent, ask to see their authority to sell on the owner’s behalf.

3. Is the plot surveyed and marked?

Ask for the survey plan, then visit and check that beacons exist on the ground and match the plan.

4. What is the title status?

Find out whether the plot is titled or in process, and exactly what you will receive and when.

5. Is it free of problems?

Confirm there is no mortgage, dispute, court case or unpaid land rent on the plot.

6. Can you reach it, and what services are there?

Check the road, water, electricity and drainage, and what it will cost to connect them.

7. Can you use it for your purpose?

Check the permitted use and local planning rules, especially if you plan to build, farm or run a business.

8. Is everything in writing?

Get the price, payment schedule, what the deposit covers and when ownership transfers written into an agreement before you pay.

9. Are you paying to the right place?

Pay only into the official account you were given in writing. Never pay cash to an individual, and never pay because you feel rushed.

10. Do you have receipts and a plan for the transfer?

Keep a receipt for every payment, and know the steps, costs and timeline for moving the title into your name.
